Georgia's city of Alpharetta has given the green light to one of the largest development projects in its history.
After a marathon session that stretched past 1 a.m., the Alpharetta City Council voted 4-3 on August 24, 2026, to approve the redevelopment of North Point Mall into a mixed-use "sports and entertainment district." The approval covers a master plan amendment, rezoning from Planned Shopping Center (PSC) to Mixed Use (MU), a conditional use permit, and several variances.
The project is being led by Jamestown — the developer behind Ponce City Market and Avalon — alongside New York Life, the mall's current owner. Spanning roughly 99 acres, the plan includes:
The project has been described as similar in concept to The Battery Atlanta at Truist Park.
The biggest uncertainty hanging over the project is that the full-scale arena build-out is contingent on Alpharetta actually landing an NHL franchise. The developer has until August 2031 to secure that commitment. The NHL has made no official commitment to bringing a team back to the Atlanta market. If the league doesn't select Alpharetta, the full project will not move forward as planned.
The approval comes with more than 70 conditions, most of which only take effect if the NHL commitment materializes.
North Point Mall opened in 1993 and was once a premier shopping destination in the region, but it has lost significant foot traffic and relevance in recent years. City leadership has emphasized that the site is ready for redevelopment regardless of whether the NHL process pans out.
Large-scale rezoning and redevelopment projects like this one can directly affect surrounding housing, commercial property, and property values — making this a development worth watching closely for anyone who owns property or is considering purchasing in the Alpharetta and North Fulton area.
